Design/build remodel of 595 sq. ft. condominium in 1912 wood-framed house. Modern redesign maximizes usable square footage and increases sense of spaciousness.
Work in kitchen included: recycling of existing particleboard cabinets with new custom FSC-certified cabinets, replacement of tank water heater with energy efficient tankless water heater in upper cabinet, custom stainless steel counter tops and shelves, custom Heath Tile overstock tile back splash, hidden 6” tall drawers under base cabinets, reuse of 1950’s Thermador oven & vent hood and new floating cork floors.
Work in bath included: custom built-in wall storage and wall mounted lavatory cabinet, radiant heated Heath Tile floor, Heath Tile shower and new dual-flush toilet.

Saint Francis Wood, San Francisco, California
Existing traditional stucco facade of a single family home was given a modern face lift to enhance aesthetic appeal and improve accessibility of front stair. Schematic design ideas were communicated quickly using color renderings created on existing photos of front facade. This provided clients with a cost effective way of visualizing the proposed work and provided GC with a means of estimating the proposed costs.
Work included repainting of existing stucco facade and addition of cedar plank siding to add color and texture to lower story of house. Existing concrete handrails were replaced with modern wire cable and cedar handrails to match cedar siding. New cedar entrance canopy and front door were added. Drought-resistant landscaping was also added to existing entry planters for texture and color.

Initial feasibility analysis and code review were completed for the construction of two new adjacent 2000 sq. ft. single-family green residences on steep hillside property. Sustainable building elements were incorporated into the design including: daylighting and passive ventilation, structural insulated panels, energy efficient and water-saving hot water heater, fixtures and appliances.
Responsible for managing design process and research, construction documents, verification of prefabricated components, coordination with project team and submittal of permits to all building agencies.

Initial code review, design and permitting services were provided to transform a basement storage space into a second bedroom and bath suite. This added 400 sq. ft. of living space to an existing 1000 sq. ft. one bedroom/bath in a 3 story multi-unit building. Existing kitchen was remodeled to streamline use of space and accommodate new stair to lower level. New gas fireplace with custom tile surround was designed and detailed for existing living room.
Project management services were provided to coordinate work of all consultants (energy consultant, lighting designer, structural engineer), product reps and general contractor to create a cost effective design solution directed by the client's needs.
Coastal property, Solana Beach, California
Initial feasibility report, site research, site and building design services were provided to create a 3,000 sq. ft. eco-residence for clients who were nature enthusiasts. Black and white renderings aided in providing a neutral background on which to explore various material palettes.
Various sustainable design options were researched and incorporated into the design, addressing clients' desire to improve energy efficiency and create a cost effective design. Green features for this home include structural insulated panels, radiant heating, daylighting, passive ventilation, green roof at indoor/outdoor terrace on upper level, shade trees and backyard food garden.

An existing kitchen was upgraded with new modern white cabinets and appliances and stone countertop. The existing small space was made more functional by adding a built in breakfast island at the end of the kitchen, along with a new stacked washer/dryer unit and an additional entry closet. The space was made more expansive by opening up the wall to the adjacent dining room and by adding a new pair of glazed double doors, adding natural light and direct access to the side yard.
